Moving to Sanford, NC: An Honest Guide Before You Buy

Where Sanford actually is

Location is the thing that makes Sanford make sense. It's the seat of Lee County and sits right in the center of the state. You're about 45 minutes to Raleigh and the Research Triangle, 45 minutes to an hour from Fort Bragg and Fayetteville, and a short drive to Pinehurst and Southern Pines. Picture a triangle of big destinations with Raleigh to the north, Fayetteville and Fort Bragg to the south, and the Sandhills and Pinehurst to the west. Sanford sits right in the middle. If you're military, the south side puts you closer to post. If you want to be near Raleigh and the airport, the north side fits better.

What your money buys

This is the number one reason my phone rings. A typical three bedroom in Sanford runs right around $300,000. That same house in Cary or the nicer parts of Raleigh is easily $450,000 to $600,000 and up, with Cary's median around $640,000. That gap is a whole different monthly payment and a whole different life. And it's not just the sticker price, it's what comes with it. More square footage, bigger lots, new construction options, a garage, a real backyard, all of which feel out of reach closer to Raleigh and are normal out here.

Cost of living beyond the house
