What's the STORY behind the Sale?
This property was one that we actually own personally with an investor client owning 50% as well. We purchased this property with one of our investor clients to renovate and then sell. The renovation was an easy one, mostly cosmetic and we were able to get that done in a 38-day window. We marketed the property for sale and we knew we were pushing the price point because we're trying to maximize profits. We only got one offer on this property, but it was a good one and we broke the price per square foot record and set a new high for comps in the neighborhood. Both our investor client and I were very happy with the returns on this fix and flip investment.
