For Sale By Owner - Everything You Need to Know

I'm Jared Gunter, and I'm one of North Carolina's top listing agents. I'm also on one of North Carolina's top listing teams, which gives me resources that really amplify my client's listings.

Checklist To List Your Home Right

All of these items are included standard in our listing packages. You can definitely sell your home for sale by owner, but you won't get the same amount of traffic our listings do. There's just no way. Not only do they syndicate to over 1,000 different real estate websites (it would take a long time to manually list them as a FSBO into all of those), but we build an ideal audience and run paid ads on Meta, Google, Youtube to force traffic to your listing. Scroll down to see how much traffic we get on our listings, compared to how many views most listings get on Zillow or Realtor.com alone.

Typical Zillow Listing After 1 Week on the market

This is a listing on Zillow alone, after 13 days on the market.

Here's one of our listings, combined views because of our strategic marketing plan, paid ads and forced traffic.

We built a custom audience, ran ads to drive traffic to our listing and generated a wave of potential buyers that led to 29 showings and a half-dozen offers on this property.

The NAR settlement can be good news for Home Sellers who lean towards For Sale By Owner

I've talked with a lot of clients who list their homes for sale by owner (FSBO). Most of them are willing to pay a buyer agent commission of 2-3% if a buyer's agent brings them a buyer. This saves them half of the typical commission, since they don't have to pay a listing agent as well.

Now, because of this big change in the way commissions are handled, home sellers can instead get the extra marketing, support and reach that a listing agent provides and pay them 2-3%, potentially without having to pay a buyer agent anything.

So they get to pay the same amount many FSBO sellers were paying before, but instead of having to shoulder the work of listing prep, marketing and escrow management, they can let a seasoned real estate team handle that for them.

Still Pay half, but get the marketing and support you really need.

It's the best of both worlds for FSBOs. You can cut your commissions in half now, but get the added benefit of our listing syndication, strategic marketing, paid ads and expertise to make sure escrow goes smooth.
